There is still a strong demand for houses despite the poor press but potential buyers are unable to currently satisfy the mortgage criteria and there is also the worry that house prices will fall in value even further leaving buyers in a ‘house trap’.

Rent2Buy.ie is a scheme, which makes a transaction possible between these Customers and Sellers, generating cash flow and restoring the movement and confidence in developments.  

What is Rent2Buy?

We are the premier nationwide service for provision of Rent to Buy schemes in Ireland. We recently featured on Morning Ireland in a discussion on ways to kick start the housing market.

How does it work?

The buyer pays rent for a set period and then exercises their option to purchase.  The time period is normally 1-5 years with 3 years being the most popular.  At closing, the rent (or a portion of the rent) would normally be credited against the final price.

Does it work?

Yes. Developments that were dead have come to life with Rent2Buy. We have closed transactions for clients on poorly located developments that were not selling through other mechanisms. Cars appear in driveways, children play on greens and consumer confidence returns to the development.

Could I just put a scheme in place myself?

You could and a few developers are operating versions of the scheme on a ‘gentleman’s agreement’ basis. There are specific legal frameworks to be put in place to ensure it works for everyone. It’s not an overnight job and requires investment. The Rent2Buy model is operating successfully in other market’s, we have researched these and adopted a ‘best practice’ model.  We’ve made the investment of time and resources and we have the legal framework completed. Also, we have valuable expertise that we will use to work with your prospective buyers and ensure it’s introduction goes smoothly on your Development.

We independently operate for both the buyer and the seller so the developer does not have to deal directly with customers.

What does it cost me?

That’s the good part. Nothing …until the sale of your houses actually closes some time in the future. Call us and we can go through the process in detail.

If I come on board with the scheme what happens?

We will include your development on our database and provide details to potential customers who may be looking for similar houses.

We would encourage you to carry the Rent2Buy branding on your signage informing potential customers that they may after all be able to purchase a home in the development through the scheme.

We can do joint advertising and PR on the development informing potential customers.

We will manage the process by which buyers will qualify for mortgage.  This will include an annual financial review.
